Rent Payments

All payments (mailed or dropped off) must be received by FMHA no later than the 5th working day of each month, in order to avoid a $10.00 late fee.


How do I Report a Rent Change?

Reporting a Rent Change: Self Certification forms are located on the doors of the management office above the drop box. You can also email Mrs. Burns.

Need Pest Control?

Seeing bugs? Getting bit? Please call the Management office to get on the schedule for pest control. **REMEMBER it is a lease violation to self-treat your unit. You could face termination.**


Want security around your unit?

In order to have any cameras, camera doorbells, or any surveillance security in or around your unit, you MUST get preapproval from FMHA.


Want a pet?

All pets MUST be preapproved before being in or on FMHA property. Please email Sabrina Belton for more information. If you are found at any time to have a pet in your unit without approval, you are in violation of your lease and could face termination.


FMHA Residents CANNOT have the following:

  • Pools
  • Trampolines
  • Basketball Goals
  • Swing sets
  • Tents/ Canopies

If you are found to have any of these items, you are in violation of your lease and could face termination.


Scattered Sites Grass

Please remember Paragraph 9.V of your lease... "To keep lawn and shrubbery neatly cut and trimmed at all times in NC9-13, NC9-16, and NC9-18." Any fines accrued from the City as a result of your grass will be at your expense.


Things to Remember....

There is no parking on the grass at any time. All cars on FMHA property must be operable at all times. (i.e., MUST HAVE current tags, all tires, no flat tires, etc.) If found to be inoperable, the car will be towed at your expense.

Working on vehicles while on FMHA property is not allowed.

Maintenance After Hour Calls

When calling the Maintenance office after hours - which is after 4:30 P.M., please remember that the answering service does not generate any work orders!

The answering service will only dispatch a maintenance technician if the call is an emergency.

If you need to put in a work order, please call during regular business hours.

Air Conditioner Installation

  • If you call to have your air conditioner installed - a $24.00 charge will be billed to the tenant
  • Make sure brackets are l-shape bar (2 ea.) to hold it up outside of the window.
  • Check to see if your air conditioner is a 120v, 220v or 230v plug. If it's brand new it should be located on the box, or located on the a/c (note some a/c's are 110v or 115v)
  • If you have a 120v to be installed but have a 220v plug in the unit, the plug will have to be changed before the air conditioner is installed and there will be a $50.00 charge- billed to tenant
  • *Make sure you tell the work order clerk where the air conditioner will be installed (living room or upstairs bedroom)
  • *The air conditioner must be located under the window where it will be installed. Maintenance employees or contractors do not move air conditioners from closets, off tables, etc. They also will not carry any air conditioners upstairs due to liability issues
  • *FMHA is not concerned with the btu (British Thermal Unit) - which is the unit used to measure thermal (heat) energy. Recommendations are listed below:
    • 400 to 700 sq. Ft. 14,000 BTUS 1 bedroom
    • 700 to 900 sq. Ft. 18,000 BTUS 2 bedrooms
    • 900 to 1,000 sq. Ft. 21,000 BTUS 3 bedrooms
    • 1,000 to 1,400 sq. Ft. 23,000 BTUS 4 and 5 bedrooms

Note: The tenant will not be charged to change out an air conditioner or to transfer to another unit. Installation of A/C is a one-time charge.

Note: A/C with no knobs or switches will not be installed.

*All air conditioners must be installed by FMHA only*

Job Skills Training/Pre-Apprenticeship Program
Congratulations to the 2023 Empowerment Graduates!!

Solomon Challenger - 2023 Empowerment Graduate.Lamont Gibson - 2023 Empowerment Graduate.Tony Nguyen - 2023 Empowerment Graduate.Iris Nahlee Smith - 2023 Empowerment Graduate.
On March 20, 2023, Solomon Challenger, Lamont Gibson, Tony Nguyen, and Iris Smith, began the 11.5 week "construction skills" course offered at Fayetteville Technical Community College (FTCC). Upon successful completion of the course, each graduate receives a certificate.

Fayetteville Metropolitan Housing Authority (FMHA), in partnership with FTCC, and Mid-Carolina Workforce Development, launched its first job skills training/pre-apprenticeship pilot program in October 2021. The course consists of nine (9) modules that focus on the following skills: OSHA 10 for construction (16 hours), appliance repair (16 hours), basic electrical (50 hours), HVAC (20 hours), plumbing (50 hours), carpentry (52 hours), painting (24 hours), computer applications (8 hours), and employability skills (16 hours). Residents receive a total of 252 contact hours and 25.20 continuing education units from FTCC.

Fayetteville metropolitan housing authority's job skills training/pre- apprenticeship pilot program is a NC registered apprenticeship program.

To begin their pre-apprenticeship, Gibson, Nguyen, and Smith joined the 2022 empowerment apprentices who are in their second year of training. The 2023 apprentices are required to complete 160 hours of work-based learning through

FTCC, and 240 hours of paid work experience through Mid-Carolina Workforce Development's Workforce Innovation and Opportunity Act (WIOA). The apprentices are working 20 hours a week earning $13 per hour during year one and will earn $16 per hour in year two.

The apprentices are supervised by the crew leader, Bobby Evans, and a lead worker, Tamiko Hill. Mr. Evans has over 30 years of work experience in this career field, and he is a former FMHA maintenance employee. Ms. Hill is also a former FMHA employee who served as a community housing attendant to escort FMHA contractors in occupied units; she is an army veteran, and a second-year apprentice. The apprentices receive supervision and mentorship on the worksite as they clean, do carpentry and plumbing repairs, install floor tile, and paint to recondition the units. The apprentices make the necessary repairs to the units so that the units are ready to be leased in a timely manner.

Through this job skills training/pre-apprenticeship program, public housing residents are learning valuable construction skills in a classroom setting in an employment field that is in high demand in today's job market. They are gaining firsthand experience in a two (2) year apprenticeship, and will secure gainful employment while earning a livable wage.

Graduation Celebration - June 13, 2023

FMHA's Chairwoman, Mrs. Joyce Tucker, and Vice-Chairwoman, Mrs. Cynthia Wilson, congratulated the graduates on their achievement and encouraged them to be proud of what they have accomplished and to continue to set goals. The keynote speaker for the graduation ceremony was Wendolyn Lyons. Ms. Lyons is a former FMHA resident who earned a Master's Degree from Fayetteville State University while enrolled in FMHA's Family Self-Sufficiency Program and became a homeowner in 2019.
